Personally, I would never own a property for the specific purpose of renting it out. To me, it just seems like a headache that would never go away.
Now, that’s not to say that there aren’t dream tenants and dream landlords that seem to coexist harmoniously with each other. It’s those horrible ones that you have to worry about.
Friend of mine owns a couple of duplexes in a major city and every day he says that if he can find someone that would buy them he would sell them at the first reasonable offer. His reason was that there was a tenant that he had once that gone about three months without paying his rent and he had to go through the process of legally evicting him.
When he was finally able to get back into the house he found the place trashed beyond belief. The carpets stunk like no tomorrow, and it was almost like a tornado of excrement had gone through the house from the tenant’s pets.
That’s why some landlords don’t really bother to rent to section 8 folks because there are some that have no issue whatsoever with trashing a place.

When a landlord learned about a program to have the government subsidize some of their mortgage payment, they jumped at the opportunity to get on board. But in order to access the government funds, the landlord needed to invite Section 8 tenants into the beautiful home. Unfortunately, the people who ended up living in the rental did not show the property the respect that the landlord would have hoped.
One person believed that renting to Section 8 is a bad idea.

Obviously, this person’s description is stereotyping Section 8 renters and is not wholly true. Many Section 8 renters are just looking for an opportunity to get a good price on rent so they can lift themselves up and improve their lives.
